Following InterNACHI standards of practice, JONI Home Inspectors will conduct a visual inspection of the property and assess the condition of the major components of a home. This includes the exterior, roof, foundation, heating, cooling, plumbing, electrical, attic, insulation, ventilation, doors, windows, interior, appliances, and garages. A report will be issued with detailed explanations of the current conditions, along with photographs to provide additional visual information.
The roof is one of the most costly and important structures. We will examine the roof, its structure, shingles/tiles, flashing, gutters, downspouts and more.
This includes the exterior walkways and doors, siding, eaves and soffits, fascia, paint, and other such elements of the home’s exterior.
We will visually inspect the HVAC systems including ducts, filters, furnaces and air conditioning units.
We will visually inspect plumbing fixtures for proper function, including tubs, sinks, hoses, showers, and water shut-off valves, and look for leaks and other such flaws.
We will visually inspect both interior and exterior electrical systems including service drops, service masts, grounding, outlets, meters, circuit breakers, and other such systems.
We will test and examine all major appliances like water heaters, washers and dryers, dishwashers, refrigerators, freezers, and more.
A 4-point inspection is an examination of the current condition of a house or condominium, reviewing four major systems: roofing, electrical, plumbing and HVAC.
This specific inspection is requested by homeowner's insurance companies before someone can renew or be eligible for their desired coverage plan. More recently, insurance companies have been hesitant with providing coverage to homes over 20 years old due to their increased liability.
Generally, a wind mitigation inspection is needed to determine which credits apply to a home. During a wind mitigation inspection, a certified inspector looks for key features and add-ons that reduce the amount of damage your home may suffer in the event of a hurricane or strong windstorm. The finds of the inspector may qualify the home owner for discounts that may lead to substantial savings for the life of the insurance policy.
The Florida wind mitigation form (also known as the OIR-B1-1802) Form is used in the state of Florida for Wind Mitigation Inspections necessary to receive homeowners insurance.
The intention of a Pool and Spa inspection, is to evaluate the current condition of all accessible pool components. We identify items that may need repair to make the pool operational, safe, and reasonable to maintain. We also note the condition of the fence, gates, walkway, pool perimeter, slide, diving board, deck, rails, coping, lighting, structure, and other items of possible concern.
