Comprehensive Home Inspection

What's included?

Following InterNACHI standards of practice, JONI Home Inspectors will conduct a visual inspection of the property and assess the condition of the major components of a home. This includes the exterior, roof, foundation, heating, cooling, plumbing, electrical, attic, insulation, ventilation, doors, windows, interior, appliances, and garages. A report will be issued with detailed explanations of the current conditions, along with photographs to provide additional visual information.

Roof

The roof is one of the most costly and important structures. We will examine the roof, its structure, shingles/tiles, flashing, gutters, downspouts and more.

Exterior

This includes the exterior walkways and doors, siding, eaves and soffits, fascia, paint, and other such elements of the home’s exterior.

HVAC

We will visually inspect the HVAC systems including ducts, filters, furnaces and air conditioning units.

Plumbing

We will visually inspect plumbing fixtures for proper function, including tubs, sinks, hoses, showers, and water shut-off valves, and look for leaks and other such flaws.

Electrical Systems

We will visually inspect both interior and exterior electrical systems including service drops, service masts, grounding, outlets, meters, circuit breakers, and other such systems.

Appliances

We will test and examine all major appliances like water heaters, washers and dryers, dishwashers, refrigerators, freezers, and more.

Four Point Inspection

What is Four Point Inspection?

A 4-point inspection is an examination of the current condition of a house or condominium, reviewing four major systems: roofing, electrical, plumbing and HVAC.

When is a Four Point Inspection required

This specific inspection is requested by homeowner's insurance companies before someone can renew or be eligible for their desired coverage plan. More recently, insurance companies have been hesitant with providing coverage to homes over 20 years old due to their increased liability.

Wind Mitigation

Is Wind Mitigation inspection necessary?

Generally, a wind mitigation inspection is needed to determine which credits apply to a home. During a wind mitigation inspection, a certified inspector looks for key features and add-ons that reduce the amount of damage your home may suffer in the event of a hurricane or strong windstorm. The finds of the inspector may qualify the home owner for discounts that may lead to substantial savings for the life of the insurance policy.

Considerations for possible insurance credits?

  • Secure roof shingles and roof coverings that meet the Florida Building Code requirements
  • Roof decking secured with larger nails or screws closer together
  • Hurricane clips/straps that secure the roof to the supporting walls
  • Window protection (i.e. shutters, impact resistant glazing, etc.)
  • Additional water resistant barriers, also known secondary water barrier (SWB), to prevent  leakage in the event that the top layer of roofing is damaged
  • Roof geometry or shape of roof, which help minimize uplift caused by wind

Form OIR-B1-I802

The Florida wind mitigation form (also known as the OIR-B1-1802) Form is used in the state of Florida for Wind Mitigation Inspections necessary to receive homeowners insurance.
